The Greenest Office Building in America:

This training presents a case study of Adobe Systems Inc. headquarter buildings consist of three high-rise office buildings totaling 1 million square feet. All three buildings are certified as Green Buildings through the USGBC's LEED for Existing Buildings (LEED-EB) program at the platinum level, the highest level possible. The West Tower was the first building certified at the platinum level in the permanent LEED-EB program, and Adobe was the first organization to have three platinum certified buildings through any LEED program. This training reviews some of the market pressures driving certification of green buildings, discusses the "greening" process, and takes a closer look a the financial benefits: a $1.2 million reduction in annual operating costs and a 121% return on investment in the case of Adobe!

Learn some of the innovative technologies and not-so-innovative projects that resulted in a $1.2 million reduction in energy costs, a 121% return on investment, and had a payback period less than 1 year.
Making the “New” Green Movement Stick Facilitator: Dr. Brad Lafferty
Many of the ideas and technologies leading to energy conservation fail because of obsolete laws. Consider gasoline to fuel our cars: each state (and some cities) mandates a different standard for the composition of gasoline. This local "recipe" is also modified for seasonal weather changes. Gasoline refined for Chicago, for example cannot be sold in Washington, DC. Each state requires a "boutique blend" of gasoline causing an increase in the cost of gasoline. If the most stringent "recipe" was set as a standard, gasoline could be manufactured and sold nationwide at considerable savings. Another example exists in solar friendly home designs that do not meet local construction codes and thus cannot be built. Some of the new more efficient materials were not in existence when many building codes were set in the early 1950's. To achieve the desired energy efficiency, homes are built according to code and energy saving technologies are tacked on later. Unfortunately, the most energy efficient homes, built in Sweden, cannot be built in the US. These are just two of the many examples of how litigation and regional laws have impeded viable methods of implementing energy savings opportunities. This class looks at those limiting laws and explores way to use litigation and laws to support rather than suppress green changes.
